Save money when you combine a gas safety check with a boiler service. 

 All landlords are responsible for their properties and have a duty of care to their tenants as outlined in The Gas Safety (Installation and Use) Regulations 1998 (GSIUR). *

1. Gas Safety checks - An annual gas safety inspection of the gas appliances in a property is a legal requirement for all landlords, the same date can be kept if done within 10 - 12 months of the previous checks. If done outside of 10 - 12 months, then a new date will be assigned. Reminder will be sent by us.
2. Gas Safety Record - A record of the Landlord Gas Safety Record must be provided to the tenant within 28 days of the gas safety check. Digital/ hard copy provided.
3. Maintenance -  All gas pipework, appliances, chimneys and flues must be kept in a safe condition, as per manufacturers instructions. Appliance service recommended yearly. Combine Landlord Gas Safety with a service.

The checks include:

• (a)the effectiveness of any flue;
• (b)the supply of combustion air;
• (c)its operating pressure or heat input or, where necessary, both;
• (d)its operation so as to ensure its safe functioning **

We also carry out a gas tightness test, which is to check if there are any gas leaks on any of the pipework/ appliances in the whole property. The gas pipework is also visually inspected ( as far as reasonably practicable).

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 will come into force on 1 October 2022. ***

1. Ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.

2. Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).

3. Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty.

Co Alarms will be tested during the Landlord Gas Safety Check.
